      Realtor Magazine’s 30 under 30: An Interview with Nominee Sam Medvene

      Sam Medvene, of CENTURY 21 Redwood Realty, is a native of the Washington, D.C. area. With an entrepreneurial upbringing and a passion to help others, he’s already accomplished some remarkable things in his career. 

      He’s in the top 1% of agents in the Washington DC area and he was named 2019 Rookie of the Year by the Greater Capital Area Association of Realtors. Sam has also been recognized as a Top 500 Realtor by the Real Producers publication.

      This year, Sam has been nominated for the Top 30 Under 30, by Realtor Magazine. He received this nomination for his outreach endeavors overseas, his service in educating his clients, serving on REALTOR® committees, and how he continues to #AlwaysElevate in his business and his community. 

      We recently had an opportunity to speak with Sam to learn a bit more about his business and the Top 30 Under 30 nomination.

      How long have you been in real estate?
      Since august of 2017, so about 2 ½ years.

      How has being the son of an entrepreneur impacted your career?
      It’s given me the opportunity to see what’s possible. It’s been the backbone. My older brother, father and mother were entrepreneurs so, I always knew I was going to do something as my own boss.  

      You’ve traveled to Haiti for non-profit work. Can you talk about your role there and how volunteering in Haiti may have shaped the way you think?
      The opportunity came through my youth pastor. I’ve been over 10 times. I’ve worked with a team to create a water purification system, we’ve done solar panel grid work with orphanages and schools, and we also went down with an elite medical team to facilitate surgery after surgery.  

      Going has helped me keep everything in perspective for things that are worth-while. It’s been a constant motivator to do bigger things. It’s kind of given me a “take it a one step at a time” mentality, to look back after one or three, or five years to see the path you’ve traveled. I try to be 1% better every day.

      I am also passionate about helping people and that’s why I do it. I keep my head down and I keep grinding while just trying to be a decent person. It’s my bigger why and I hope to leave a lasting impression.

      With such an amazing start to your career (for the top 30 under 30 nomination), how do you continue elevating your goals, for the year ahead?
      The biggest thing, I think, is intention. Doing everything with intent. I’m super competitive. Once I accomplish one thing, I don’t ever want to have a year where I don’t accomplish more than the year before. I’m constantly improving on the year before. It’s a constant push of everything. It’s a snowball effect that keeps things rolling and is the direct result of things you did years before.

      I ask myself: How many people did I help this year? How many people do I need to help to accomplish this consistent road? How do I leave a lasting impact on those I have already helped? That is how I measure my goals. I don’t focus on the money.

      What are some things you implement that help you give your clients 121%?
      I tell my clients, upfront, that I will become friends and family with them. What can you do to help your clients? See things through their lens. That’s a powerful thing. I do this to help them accomplish their goals. 

      Your bio mentions that you implement cutting edge technologies and advertising techniques. Can you share a little about what some of those technologies are and why they are important?
      Social media is a huge aspect of it and helps me provide education and information. I use Facebook and Google Ads, and advertisements on all the social platforms. I add check-ins with my posts, and I like being present with the people to line those things up. Finding core systems that fully integrate with themselves to make sure things run as fluidly for you as possible, really helps. 

      What are the top 3 things you love about Washington DC?
      It’s the melting pot of the population, between age and culture, so you get the social life and the culture. It’s a big city but has a small-town feel. There’s opportunity here for investors, people, and people wanting to buy. It’s my hometown, so it’s familiar to me. My family is here, and I get to help my clients with my knowledge of living here my entire life. 

      If you had a theme song, what would it be?
      Where’s the Love by The Black-Eyed Peas. It’s about social talks, love, and about just being human. 

      What would winning the 30 under 30 do for you/your career?
      Honestly, it would be an accolade for people I work with. A lot of my business is referral-based. Winning would show the impact I’ve had and the impact, those I’ve worked with, have had on me. I feel lucky to be that vehicle to help people on the path to homeownership.

      Realtor Magazine’s Top 30 under 30: An Interview with Emily Beutler

      Emily Beutler, of CENTURY 21 Beutler & Associates, takes pride in serving the community she loves in Coeur d’Alene, Idaho. When she’s not traveling the world, she’s helping to impact the community she and her family call home.

      She’s been named the #1 producing Realtor for CENTURY 21 Beutler & Associates from 2016-2018 and she’s also the #3 agent for the Northwest Region. To top that off, she’s been awarded the Double Centurion award, which is our highest-ranking award.

      Because of her rating of excellent service with her clients, she’s recently been nominated by Realtor Magazine for their Top 30 Under 30.

      We had the opportunity to speak with Emily to learn more about her passion for helping and serving her clients and how this nomination has impacted her goals for her business.

      How long have you been in real estate? 
      About 8 years.

      Are you involved with any volunteering in your community/community involvement? 
      I support a handful of the local charities and at one community event or fundraiser at least every other week.  If I’m being honest, I do feel guilty about not being more hands-on, but time has gotten stretched really thin for me over the past couple of years.   

      With such an amazing start to your career, how do you continue elevating your business goals for the year ahead? 
      My only goal every year is to do better than the last year and every year I have grown my business substantially.  I just do the best I can every day.  Being well educated in the market and industry is of the utmost importance.  I listen to podcasts, attend our weekly sales meetings, read up on the news and have attended summits and conferences but honestly, I learn the most just being in the field every day.

      You have an excellent rating in serving your clients. What are some best practices that help you provide 121%? 
      I try to set realistic expectations and follow through on them. I’m always available to my clients 24/7 and I believe they know I’m working in their best interest. I never shy away from chipping in to make the transaction go smoothly. Providing excellent customer service is THE MOST IMPORTANT thing we can do as a real estate agent.  People want to know they are heard, taken care of, and that they can trust you.  

      What relentless mindset do you carry in your business and your everyday life? 
      When there is a will, there is a way! 

      You were featured on HGTV back in 2017. What was the biggest takeaway you learned from that experience? 
      TV is hard work!  I always thought it would be way cool to be on TV but after filming I knew I better stick to real estate. It took 3 full days of shooting to get 20-ish minutes of film. That’s a lot of work and time!

      If you could summarize “life in Idaho” up in 5 words, what would you say? 
      Beautiful, fun, adventurous, charming and home. 

      What celebrity actress would play you in a movie about your life? 
      Reese Witherspoon. She’s a small feisty and ambitious blonde. 

      What would winning the 30 under 30 do for you/your career? 
      It’s been a personal goal of mine for the last 7 years. I always enjoy reading about all the honorees each year and have taken away a lot of great tips and insight from those bios. Just getting the award would be a huge accomplishment for me.  I would also love to be a part of a sphere of like-minded people.

      Think Locally, Scale Globally

      When it comes to scaling globally, we couldn’t think of a more qualified guest for episode 11 of The Relentless. Our guest of the hour is none other than CEO and Co-Founder of York IE, Kyle York. Kyle has a proven track record of supporting well-known internet giants Twitter, the New York Times, Amazon, and Netflix, to name a few. His company’s mission is to work with entrepreneurs and angel investors to help them build solid companies, create new jobs, grow generational wealth, all while they impact the world.  

      This episode is full of mind-shifting thought starters that can help anyone, in any field of business, scale and grow.       1. Set your goals and ambitions. – Sustainable growth, before it physically happens, may initially be a mindset. Thinking bigger can help you take steps to scale your business outside of its current reach. Once you decide you are ready to scale, write your goals down and begin developing a strategy to put them into action. We shared some best practices on effective goal setting in episode 2 of the podcast.
      2. Embrace your unique differentiation. – Be yourself. Everyone is different with a unique approach, and experience. Whether you realize it or not, people want to hear from you. They want your perspective and insight and when you share your expertise, it helps set you apart.

Leverage technology or tools to help you innovate. – This could be in the form of sharing what you know in a video series on Instagram or creating blog content online and then sharing it with your current sphere, and on various social channels. In the age of tech, innovation is limitless. You can reach people who may not be in your current market but are looking to relocate. The power of social media and using tools to create social ads to increase your reach is a great way to innovate your growth strategy.

We kicked off our conference weekend with our exclusive International Master’s Dinner and we segued into Sunday, officially kicking off our learning sessions hosted by our CENTURY 21 learning team and some of the best thought leaders in the industry, including award-winning sales and marketing professional Kristi Kennelly, and media personality, entrepreneur, bestselling author and speaker, Gabi Natale, to name a few. Our more than 100 learning sessions included topics such as How to Boost Productivity, 12 Mindsets of Successful Agents, Developing Systems for Retention & Profit, and so many more!

      Our expo was the perfect setup to reveal some of our 50th Anniversary swag and the expo hall doubled as a space for jam-packed learning sessions on everything from tech topics, hosted by CENTURY 21 corporate staff, to Dr. Julie Gurner, herself, sharing her favorite takeaways from our 1st season of The Relentless Podcast – which, by the way, according to Libsyn, is rated in the top 5% with over 300k downloads!

      Monday was one to remember with our general session hosted at none other than the Microsoft Theatre, where our very own executive team CMO, Cara Whitley, COO, Bryon Ellington, and CEO, Mike Miedler took to the stage to reveal award recipients such as our International Hall of Fame, our #1’s, and our Best of Awards, to name a few. The show didn’t stop there! Cara shared the launch of our new Abandonment Campaign commercial, which showcases how our relentless agents go above and beyond for their clients throughout the entire buying and selling process. Bryon took to the stage to announce the launch of our new Home Concierge Service, which is a new tool that will help our agents provide even better service to their clients with everything from insurance, to moving and utilities, to internet and booking home services. The Home Concierge Service tool will be available later this year.

      Patty McCord, the former talent officer of Netflix, was also a part of the line-up, in addition to the amazing and inspiring host of Shark Week, Paul de Gelder. (if you haven’t heard Paul’s incredible story, you’re seriously missing out.)

      For the last day of the conference, you’d think we’d slow things down a bit, but we chose a different relentless approach. We had an awesome line-up with the industry’s leading real estate coaches. Kicking things off with ‘the’ Tom Ferry taking the stage and trust us when we say, the line for his session started to wrap around the building at 7:45 am for an 8:30 start time, and people are still talking about his session! After Tom, up to bat, we had Mike Ferry and Jared James. We really brought the A-game with the line-up this year! We capped the event off with our Final Night Celebration, and let’s just say we painted the town relentless gold.

      We are so ready for our 50th-anniversary celebration next year, that we already have the site up and ready to take your registrations. If you didn’t think this year could be topped, we’ll show you next year in Vegas!

      4 Tips for Hiring a Dependable Moving Company

      If you’re buying or selling a home, chances are you may need to hire a moving company. Since many people conduct major moves only once or twice in their lifetimes, you may have no idea where to start.

      Below are some tips for finding a great moving company to not only ease the process but also avoid any potential conflicts.

      • Ask for references from friends, family and/or social media contacts. You can also find lists from industry groups including the American Moving and Storage Association.
      • Seek professional references. Contact two or three customers who have worked with the companies in the past three months, asking probing questions about quality of services, reliability, prices, etc.
      • Check for past issues. Be aware some moving companies dodge the Better Business Bureau by working under aliases, so check for DBAs (other names under which they’ve conducted business). The firm you choose should have a local address, insurance and state and federal licensing. Conduct an online search for complaints and/or call the Federal Motor Carrier Safety Administration hotline at 888.368.7238.
      • Pay afterward. Use a credit card, and don’t pay until the contracted work is fulfilled.

      The ABCs of Multifamily Cash Flow

      You hear the term all the time. After all, it’s an essential concept for apartment investors because it not only reflects the viability of your investment but also its value. 

      But what really is cash flow? How do you compute it, and more importantly, how can you increase the cash flow of your multifamily property?

      Cash flow is simply the money that moves in and out of your business. For apartments, the cash coming in is in the form of rent, and the cash flowing out is in the form of expenditures like property taxes and utilities. 

      Cash flow – or lack of it — is one of the primary reasons businesses, or real estate investments,  fail. Without sufficient cash flow, you’ll run out of money. That’s why it’s essential that you have sufficient capital to not only purchase an apartment property but also sustain it in the event that cash flow fails to be what you projected – for example, if units turn over more often than you expect or rents decline. 

      Here are some ways you can improve the cash flow of your apartment investment:

      • Increase rents. This is perhaps the fastest and easiest way to improve cash flow. Consider repositioning the property – investing some capital to improve the units and then bumping rents.
      • Reduce utility costs. Fix leaky shower heads and faucets, which waste water. Install energy-efficient appliances and lighting fixtures. 
      • Decrease expenses. Renegotiate your property management contract, or put it out to bid at the end of the term. Use free rental property listing sites rather than paying a broker to rent apartments.
      • Encourage residents to stay. Moveouts are expensive, so when tenants renew their leases you’ll save time and money on prepping the unit.
      • Add additional streams of revenue, such as pet deposits and rent, garage rentals, vending machines or valet trash.

      Luxury Real Estate Trends to Watch in 2020

      What will 2020 bring?  These four trends are expected to impact luxury buying and selling in the new year and decade ahead. 

      1. Luxury Housing Holds Steady

      This year, expect “guarded optimism” to replace last year’s uncertainty over fears about a global economic slowdown, a U.S.-China trade war and a potential U.S. recession, according to Mansion Global. This is encouraging news for luxury real estate, which has traditionally been tied to global economic growth, yet is generally more insulated from market fluctuations. Many U.S. luxury housing meccas are generally stable, while some high-end hotspots like Los Angeles and Miami could be poised to rise or make a comeback in 2020. 

      1. The Rise of the Mid-Sized Luxury Market 

      When realtor.com released itsannual list of the hottest markets last December, surprise cities like Boise, McAllen, Texas and Tucson topped the list. “The cities that we expect to do best in 2020 are not necessarily big, fancy, coastal cities, but secondary markets where the job market is still pretty good but housing is affordable,” said Danielle Hale, chief economist of realtor.com. Affluent buyers from high-cost cities want a good deal as much as anyone — so we expect to see midsized cities with stable and solid economies and more affordable housing as the top performers in 2020. 

      1. Less Square Footage

      “Less” is becoming “more” — even in the highest price segments. Consistent with NAHB data that found the average new single-family home size has been trending lower since 2015, realtors in some luxury markets are reporting that a growing number of affluent buyers are willing to “trade space for place.” This is especially true in the luxury condo segment, where buyers are increasingly getting flexible on square footage if a building has amenities or hospitality programs attached to it. 

      1. Urbanization of the ‘Burbs, Emergence of ‘Hipsturbias’

      People are moving back to the cities, it’s true — but as millennials start families another phenomenon has emerged, according to Emerging Trends in Real Estate 2020, a report released by Urban Land Institute and PwC: “hipsturbias.” Hipsturbias are suburban markets with hip or cool live/work/play environments offering walkability and/or transit access. Brooklyn is a prototype, but hipsturbia examples are beginning to crop up across the U.S. — from New Jersey communities such as Hoboken, Maplewood, and Summit, to New York’s Yonkers and New Rochelle, to Evanston, Illinois and further out west — Santa Clara, California, and Tempe, Arizona.

      The Two-Way Street of Mentorship

      What comes to mind when you think of the term, mentorship? If you begin to think of one who receives guidance from someone who’s more experienced, then you are correct! Whether it’s in your personal life, or professional life, aligning with a mentor can be extremely beneficial. Some benefits can include: developing new skills, overcoming weaknesses, or perhaps, a deeper development of one’s strengths. 

      What if we told you that our guests in episode 10 of The Relentless, believe that mentorship doesn’t just require effort on the part of the receiver but, there’s an equal effort for the one who’s giving? Mentorship can be considered a two-way street and as Dr. Gurner and our guests discussed in this episode, can come with its own set of challenges.

      Enter Gavin Kaysen and Chris Nye. Gavin is a two-time award-winning chef and the Owner of Minnesota restaurants Spoon and Stable, Bellecour, and Demi. Chris is the Executive Chef for Gavin at Spoon and Stable. They first connected while Chris worked in the kitchen of a restaurant in New York, and Gavin joined as the chef. 

      Their relationship took some time to develop, and as they tell it, there were many factors that came into play that helped their mentor/mentee relationship become a meaningful one.

      1. Vulnerability builds trust- Going through challenges together can help strengthen the mentorship/mentee relationship. Chris shared that it was going through tough times with Gavin, that helped show them they could depend on one another. Their vulnerability helped build a trust that strengthened their relationship. 
      2. Communicate with each other- Gavin mentioned, “…be willing to hear what is going to be said on both sides of the aisle. You cannot give all of it and then expect nothing to come back.” Like any relationship, there can be conflict. Working through those differences and being willing to listen, can help build a strong line of communication. There may also be times where you may have to have the “hard conversations.” While navigating through those conversations may not be easy, they are necessary for both sides of the relationship.
      3. Be willing to commit your time- Building relationships can take time. There is also time involved for the gleaning and learning component from both parties. Whether it’s face to face time, or responding to a phone call, being intentional is key building and maintaining the relationship. The time commitment may be a sacrifice, but can help build the groundwork of a long-lasting friendship. 

      We asked Gavin and Chris how they define relentless. They both believe being relentless is more of a posture or attitude that’s disciplined or unwavering. It’s seizing every opportunity, and not cutting any corners.

      Building a Strong Community

      When helping clients with the biggest financial decision of their lives, Edna doesn’t just see her role as a real estate agent. Even with her 16 years of experience and a growing list of satisfied clients, there’s something more that gives Edna the drive and passion to give it 121%, day in and day out.

      Who is Edna Kimble? She’s one of the winners of the Relentless Agent Awards and there’s one thing that’s for certain. She loves her community and she spends a lot of her time serving those who are a part of it. Whether she’s volunteering at a local shelter for women or working with an organization that helps people with disabilities, Edna see’s her role as helping to build a strong community, vital. For her, “giving back” gives her a sense of purpose and value. Bringing new families into the community, building lasting relationships with her current and previous clients, while serving those in need are the ways she remains driven. This, Edna believes, takes the process of buying or selling a home from transactional to relational.

      Her relentless mindset has shown true with one of her previous clients. She was working with a veteran to help him sell his home. Edna and her client encountered numerous obstacles, including her losing contact with the him, only days before his home would go up for auction. Edna made up in her mind that she would stop at nothing to make sure her client not only sold his home, but that his every need would be taken care of in the process. It took Edna (and the help of the agents at Century 21 Wright Real Estate) days to locate her missing client, and when they finally did, they had only minutes to obtain the client’s signature on the necessary documents in order to sell his home before it went to auction. 

      What makes Edna’s story so remarkable was that for her, it wasn’t about the sale. It was about going above and beyond to help someone that was in need.
